Signs That Sell the Listing and Spread the Word

A good yard sign does one job: it gets a passerby to remember a name, a number, or a date. We build each sign around that goal, then match the material to how long it needs to last.

  • For sale and listing signs. Panels with your brokerage name, logo, and contact details laid out so a driver can read them in a few seconds. We keep your branding consistent from one listing to the next.
  • Open house and directional signs. Arrows and event signs that guide buyers from the main road to the front door.
  • Signs matched to the location. Tell us where your signs are going and how long they need to stay up, and we will recommend a size and material that fits.
  • Custom yard signs. Business promotions, contractor job-site signs, graduations, events, and political campaigns.
  • Community and builder signs. For new developments and neighborhoods, we also build permanent sandblasted wood and HDU entrance signs that hold their look for years.

How Your Sign Order Works

We keep the process simple, whether you need one sign or a set for every listing this season.

  1. Tell us what you need. Call or send a request with quantities, sizes, and where the signs will go. The more detail you share, the more accurate your quote.
  2. Send your artwork or start from scratch. Vector files (AI, EPS, PDF, SVG) work best, and we can also work from high-resolution PNG or JPG files. No logo yet? Our design team can build one or lay out the sign for you.
  3. Approve your proof. You see exactly how the sign will look before anything is produced.
  4. We produce your signs. Most standard projects are ready within 1 to 3 weeks after design approval. Rush service is available in some cases, so ask if you are working against a closing date or an election deadline.
  5. Get your signs. Your quote spells out how and when your finished signs get to you, so nothing is left to guess.

A deposit is due before production, with the balance due when your order is complete.

What Real Estate and Yard Signs Cost

Every sign we make is custom, so we quote each order rather than list fixed prices. A few things shape the number:

  • Size and quantity. Larger panels take more material, and the number of signs you order shapes the total.
  • Material. We match the material to how long the sign needs to last. Lighter materials keep short-term signs like open house or campaign signs affordable, while aluminum costs more but holds up better for long listings and repeat use.
  • Single or double-sided. Printing both sides lets drivers read the sign from either direction.
  • Design work. Using your existing artwork costs less than a new layout or logo.
  • Extras. Anything beyond the printed sign itself is listed separately in your quote, so you can see where every dollar goes.

Send us your sizes, quantities, and timeline and we will put together a clear quote.

Why Agents and Local Businesses Order From Valley Sign

  • Four decades of sign work. We have been designing and building signs since 1984, with more than 12,000 projects completed.
  • Made in our own shop. Your signs are produced at our Orting facility, so we control quality and timing.
  • One shop for every sign you need. The same team that makes your yard signs can wrap your vehicle, letter your office, or build a monument sign for a new community.
  • Design help when you need it. We work with your existing brand or create a layout that reads clearly at street distance.
  • Licensed and bonded. We handle permits on larger installations and will tell you what your project requires.

Brokers, note that Washington rules require real estate advertising to show your firm's licensed name (WAC 308-124B-210). Send us your firm name with your artwork and we will make sure it has a clear place on the layout.

Real Estate and Yard Sign Questions

  • What are real estate signs made of?

Most real estate signs are printed panels on lightweight plastic or rigid aluminum, mounted on a post, frame, or wire stake. Lightweight panels are affordable and work well for short listings and open houses. Aluminum costs more but resists bending and weather, which makes sense for longer listings or signs you plan to reuse. We will recommend a material based on how long the sign needs to last.

  • How much do yard signs cost?

Yard sign pricing depends on size, quantity, material, single or double-sided printing, design work, and any extras your project needs. Because every order we produce is custom, we quote each project individually. Share your details and we will send a clear, itemized quote.

  • Do political yard signs need a "paid for by" line?

Yes. Washington law requires written political advertising, including yard signs, to show the sponsor's name and address (RCW 29B.30.050). Yard signs are exempt from the top-contributor listing that applies to larger ads. Bring your sponsor information when you order and we will set it into the layout so it stands apart from the rest of the text.

  • Can you match my brokerage branding?

Yes. Send your brokerage logo, colors, and any brand guidelines, and we will lay out your signs to match. Vector files give the sharpest result, but we can work from high-resolution images too. If you need open house or directional signs, we keep them consistent with your main panel.

  • Do you work with individuals as well as businesses?

Yes. We make signs for brokerages, builders, and businesses, and for individuals who need a graduation sign, an event sign, or a single sign for a home they are selling themselves.

More Ways to Put Your Name in Front of Buyers

Many agents pair their yard signs with vehicle graphics so their name is seen between showings, and brokerages often update their office with window and wall graphics or exterior and interior signs.
